          If your lender offers an extended lock that will cover the amount of days before you close, you need to consider it.
          I don’t have a good feeling about the direction rates are going. Of course, I could be wrong. 😀

            We will lock as soon as they allow. They say that’s when the framing goes in so we are keeping our fingers crossed that weather and supply lines cooperate.

          I'm having somewhat severe overruns on my renos. I don't suppose that's ever happened before.

          Hopefully, starting from scratch they have a better idea?

            Frisky - are you significantly affected in your house building by the skyrocketing price of lumber? I saw a recent headline that suggested that increased lumber prices could add $30,000 to $40,000 to the price of a new house.

              I may be naive, but I don't think so. The builder raises or lowers the base price for new buyers on the first day of each month based on how the cost of lumber and other materials is running. We signed in February, and the base price for our model is now $20,000 higher for somebody signing up to build it in the neighborhood today.

              Where it may affect us is the deck in back. The house has a walk-out basement, so it REALLY needs a deck on the main level with stairs down (otherwise the back door opens to like a 10 foot drop). The builder wanted $15,000 to do it, and our realtor called around and several of his guys said it could be done for much less. So our plan has been to close on the house and then bring in people to do the deck, patio, and fencing before we actually move in. I am excited about this because it gives me a month or so to work on things like window treatments, etc. and move stuff over slowly. BUT if the cost of lumber continues to be outrageous, we may just have to wait. Which will kinda suck, but we'll deal with what we have to.

                Who says the price for lumber has to stay where it is? It might well dip by the time you want to build. There might also be other types of deck brought into play that then become financially competitive.

                I think lumber prices are high due to pandemic boredom. After we bought our new deck flooring, the price doubled two days later.

                      Very interesting.

                      My aunt and uncle built their house by hand in the 50s. They took a lot of photos of the process and the area. Very neat.

                      Fort Worth is undergoing a pretty radical transformation in some parts and it is funny how it is impossible to picture things before once the changes happen.

                      As an older guy, the ability to actually look back rather than just try to remember is a lot of fun.
